The Real Estate Market in Provence and the Luberon: Mid-Year Review 2025

Between hilltop villages, golden-stone farmhouses and the unmistakable Provençal way of life, the Luberon continues to enchant a growing audience of buyers drawn to the beauty of authenticity. As 2025 moves into its second half, it’s time to take a clear, insightful look at the key trends shaping the local property market since January.

A moderate slowdown, driven by a more selective demand

Since the start of the year, the trend has become clear: overall transaction volume in Provence has seen a slight decline. This is a natural correction after several buoyant years, with longer selling times becoming the new norm. Buyers are taking their time — to compare, to visit, to reflect.

Yet while the market has grown more selective, exceptional properties still stand out and sell well. Renovated stone farmhouses, elegant bastides and homes with sweeping views of the hills continue to attract serious interest — provided they meet today’s criteria: authenticity, functionality, and accurate pricing.

Stable prices overall, with the prestige market holding strong

After several years of steady growth, property prices across the Luberon are showing signs of stabilisation. Mid-range homes — such as classic second residences or village houses in need of work — have seen some minor corrections. In contrast, the luxury segment remains resilient, supported by limited inventory, sought-after locations and steady international demand.

Sample price trends:

  • Lourmarin: €5,500 to €8,000/sqm for a fully renovated character property

  • Gordes: starting from €2 million for a home with a view and pool

A shifting clientele: the return of international buyers

While the broader economic climate initially dampened some acquisition plans in early 2025, we’ve seen a strong resurgence of foreign buyers since spring. Belgian, Swiss, American and Dutch clients are once again actively searching for homes in the most desirable villages of the Luberon.

Their expectations are clear: properties with charm, in peaceful settings, with unobstructed views, pools, and high-end finishes. Most of all, they’re looking for homes ready to move into, with no major renovations required.

A new equation: style + performance + pragmatism

Charm alone no longer suffices. Today’s buyers are looking for:

  • high-quality renovations that respect the Provençal soul

  • strong energy performance ratings

  • manageable upkeep costs

  • rental potential, especially for second homes

Pragmatism is now part of the equation, without losing sight of the emotional spark that makes a house feel like home. Turnkey properties are unquestionably in demand.

Financing & taxation: a clearer landscape

There’s good news on the financing front: following a peak in 2024, interest rates have gradually become more accessible again in early 2025. That said, in our region, this remains a cash-driven market, particularly for properties priced over €800,000.

Sellers are adapting to this reality. They are now more inclined to follow professional guidance when it comes to:

  • fair and realistic valuations

  • showcasing their home (home staging, professional photography)

  • targeted and strategic marketing

In conclusion: a vibrant market — but one that must be earned

The real estate market in the Luberon in 2025 is about more than just numbers. It reflects an era, a lifestyle, a deep appreciation for beauty and authenticity. Here, every project is a balance between heart and precision.

At Air Property Provence, we take pride in revealing the unique character of every place we represent — and in creating meaningful connections between people and homes that tell a story.
